History:
Our Realty Franchises are copies of our current and very successful
Colombia Franchise operation in Cartagena, owned by Colombian, Paul
Juan. We (I am a minor partner from the U.S.) began operations almost
three years ago. The initial reaction to Paul’s company, among existing
Cartagena real estate companies, was to ignore him. Many still cannot
believe how quickly Paul has become so successful through exclusive use
of the Internet for both promotion and E-commerce.
Cartagena realty companies are similar to other real estate companies
throughout Colombia. Typically, the larger companies are located in
expensive high traffic
street front areas or large office buildings. Their offices are staffed
with many employees, usually young women, who are paid the minimum (or
below minimum!) salary, plus a very small commission. In addition to
selling, these companies offer real estate management which includes:
advertising, maintenance, bill paying, record keeping, collecting and
forwarding rent money to owners. These companies advertise using local
window signs, local and occasionally national newspapers. Their Buyers
are mostly local, coming from the surrounding area. They spend a great
deal of time and money promoting their local image. NOTE: Our
Franchisees do not do rentals.
The Cartagena Franchise promotes with websites that pre-sell:
1. the City.
2. the properties, and:
3. Paul. Other Colombia realty websites (if they have one), usually
attempt to promote only the image of the company. They fail to promote
the area or specific properties that are for sale. Their websites may
not change for months, and therefore they have a very low probability of
pre-selling anything! Most do not promptly respond to their E-Mail.
Paul’s websites (one in Spanish and the other in English) often are up-dated
as many as 2-3 times per day, AND, Paul answers his E-Mail 3 or 4 times
a day! When Buyer’s arrive in Cartagena, they already know about: the
city, which properties they want to see, and Paul. Pre-selling means
the Buyer’s are: relaxed, informed, and ready to buy!
Other Colombia real estate companies, which are oriented toward local
marketing, are at best, helping to maintain the local economy through
the re- circulation of Pesos. Ninety three per cent of Paul’s Buyers are
from outside of Colombia. Our franchise marketing concept produces
ECONOMIC GROWTH for the cities we serve. We are bringing NEW MONEY into
the local economy. On the Internet, it costs no more to promote and pre-sell
world-wide!
Paul Juan Realty is a High Tech, 21st. Century example of how to make

websites have more information, more floor plans, more photos, more
prices, more Buyers Tips and better current information than we have
ever seen”.
Electronic business (which includes realty) on the Internet, is the
fastest growing, multi-billion dollar industry in the world… period! In
the U.S. the Internet promotes more than 1,300,000 realty properties
that are For Sale.
Throughout much of Colombia apartment project developers are quietly
expressing concern over a decline in sales. Buildings are not going up
as fast. New projects are being delayed. If only their marketing efforts
were directed to the entire world, things would now be very different.
Most projects throughout Colombia do not even have a single English
speaking employee! Most developers do not use Internet Home Pages. If
they do have a Home Page, it generally appears only in Spanish.
