On average 60% of those who make the ultimate buying decision are women. Women Brokers relate best to women clients, better than men Brokers relate to women clients. Many of our Buyers come from the U.S., Canada and Europe. There, on average, a woman realty Broker will sell 3 apartments or houses for every 2 that are sold by an equally qualified male Broker. 35 and 45-Seller´s and Buyers may respond better to a person within this approximate age range? She is mature enough to be experienced in the work place, knows the community, and still young enough to be alert and sharp. In addition, she may have a stronger desire to succeed so she can help her children go to the best universities, live in the best and safest neighbourhoods help her family financially, etc. Speaks good English-Of all of the ideal traits, this one is critical. Ninety-three percent of Paul’s sales are with clients who live outside of Colombia. If the Buyer’s are a couple, usually one of them speaks English as a native language. Buying a house or an apartment is a big decision and they both feel MUCH more relaxed and ready to buy, when the realty Broker is bi-lingual and can talk and listen to each partner in their own native language. Note: “Good English” does not mean: perfect English! Is a lawyer- Buyers feel more comfortable when dealing with a real estate Broker who knows the Law’s of Colombia. Paul checks public records and utility companies for liens, loans, back taxes, unpaid utilities, etc. In addition he makes sure that foreign purchase money brought into Colombia is recorded with the government bank. Knowing Colombia law adds up to more sales, in less time, with less effort, AND, Buyers and Sellers who are happy, satisfied, and tell their friends about their positive experience. Knows and loves their Franchise city. Selling is not difficult-if you have the right product or service! Selling is a conveyance of faith. Our website Portals promote the various Franchise cities. They present a positive introduction to the area, AND they link directly to the Franchise realty websites. If you know and love your city, you will radiate this feeling to your Buyers. Your honest interest and love for your City will help increase your sales. Selling what you know and love…..is fun. Has a burning desire to get rich by working smart-It’s true, for the first few months you will be in-experienced, and your work will seem hard. The value of a good franchise is that we will work with you in both training and continuous support. In training, you and your webmaster will work in Cartagena, directly with Paul and Rosa. After you return to your city, and make a few sales you will begin to understand and value our proven work smart Plan. With each sale you will feel more and more comfortable. Real estate sales experience is not necessary-The training time for people with past realty sales experience is generally longer because most people “fight” new concepts that conflict with their past experience.
